All rates are in US Dollars ($) (USD). An email confirming the reservation will be sent.
Taxes
All rates will have an additional 12.5% USVI Hotel Tax added to them. Taxes are not included in the rate.

Damage Deposit
All Villas require a damage deposit of at least $500, which may be paid by check or PayPal. The sum will be refunded within 3 days of departure unless:
- Damage over and above the normal wear and tear is discovered at the villa or its contents upon departure.
- Keys or gate/electronic remotes are lost.
- There is breakage, damage, missing items, or extraordinary clean up.
- There is evidence of smoking and additional cleaning is necessary.
Villa Policies
Smoking
Usage of cannabis, tobacco, vaping, and any other federally prohibited drug is not allowed on the premises. Guest may not engage in any illegal drug-related activity, including but not limited to medical cannabis on the premises.

Enhanced Clean
Michele And Spencer committed to Airbnb’s 5-step enhanced cleaning process—a set of standards developed in partnership with experts, for the times of COVID-19 and beyond.
Here’s what Michele And Spencer committed to doing before every stay:
Sanitize every high-touch surface, down to the doorknob
Use cleaners approved by health experts, like disinfectants with 70% alcohol or higher
Refer to our extensive checklists while cleaning room-by-room
Help avoid cross-contamination by wearing a mask and gloves
Wash linens at a high heat setting
Comply with local laws, including any additional safety or cleaning guidelines
Deposit & Cancellation Policies
Deposit
50% of the total reservation cost is due within 48 hours of accepting this rental agreement (Making your reservation).
Cancellation
The guest(s) may cancel up to 60 days prior to their planned trip for a refund at 100%
The guest(s) may cancel up to 30 days prior to their planned trip for a refund at 50%, unless the guest chooses the rescheduling option.
Any cancellations less than 30 days prior to the planned trip are nonrefundable and payment is due at 100% if the guest does not choose the rescheduling option.
Rescheduling Option
Any guest that chooses the “rescheduling option” must make payment at 100% prior to their reservation. Their wish to reschedule must be communicated clearly and in writing to the property owners as soon as possible. The payment acts as a “Credit” that guests can apply to a future visit. Future rates are not guaranteed to be the same as the original rates based on seasonality, supply, and demand, but the credit will be applied “Dollar for Dollar”. Future stays are subject to availability and prices may vary.
Natural Disaster
In the event a natural disaster occurs that makes a visit impossible, the guest will be refunded at 100% or may utilize the rescheduling option described above.
Covid-19 Cancellations
If tourism is “shut down” by the USVI government, guests affected will be refunded at 100% or allowed the rescheduling option.
All other Covid-related cancellations fall under the Cancellation Policy as outlined above.
